FORECLOSURE TIME LINE
  The foreclosure process is a lawsuit.  The typical time from the date you receive your notice of the lawsuit (lis pendens), to the Sheriff's visit (to allow the purchaser to set your possessions onto the street) is 4 to 8 months (or more).

When you sign your loan papers, you usually give the Lender the right to accelerate your loan balance if you don't make your payments on time.  After two to four missed payments, the Lender will hire an attorney to sue for possession of the property or re-payment of the loan.  After you receive your notice of the lawsuit, you have 20 days to file an answer with the court (with a copy to the lender's attorney).  Not having the money to make the payments is not a valid defense.

A good attorney can frequently go through the loan documents and the lawsuit paperwork and find technical defenses that can be used to extend or delay the progress of the lawsuit.  If no answer is filed, the Lender's attorney will file a motion with the judge to have the Borrower declared in default of their obligations, and have the property sold at the court house steps.

Depending on the court's calendar, a hearing will be set to rule on the motion, approximately 2 to 6 weeks after the motion is filed.  If there are no valid defenses that were raised, the judge will set a date for sale of the property at the court house steps.  In Florida, the sale date is approximately 30 days after the date of the Judge's ruling.  After the sale, it can take less than a week for the Purchaser to get the Sheriff to come out.
